The completion of A0 South Highway – Lot 3, scheduled for April 2025, along with the expansion of Prelungirea Ghencea to four lanes up to the Domnești Overpass, will significantly improve accessibility, reducing travel time and eliminating transit traffic from the area.

Growing demand for high-quality, affordable housing
Over the past 15 years, the residential market in Domnești-Țegheș has experienced steady growth, with the number of completed homes doubling from 3,274 in 2010 to 6,251 in 2023 According to the National Institute of Statistics, the usable area for which building permits were issued for residential units in 2023 reached 48,500 square meters, double the figure from 2010, signaling accelerated expansion.
This sustained growth is driven by demand for larger homes in a quieter, greener environment, as well as the expansion of the local community. Today, Domnești-Țegheș is home to over 11,000 residents, 50% of whom are active individuals between the ages of 20 and 49, while 25% are children, making it an ideal area for families seeking a balanced lifestyle away from urban congestion.

A key factor in this development is affordability: modern homes with private gardens range from €120,000 to €170,000, significantly lower than similar areas in Bucharest. For example, a four-room apartment in Cartierul Latin, approximately 120 square meters, costs €110,000 + VAT, compared to €152,000 + VAT in Drumul Taberei and €196,450 + VAT in Ghencea.

In this favorable market context, real estate prices increased by 11.7% between 2023 and 2024, while Ilfov and Bucharest have some of the best affordability indices in Romania, with housing costs averaging around 1.4 net median salaries per square meter. As a result, Domnești-Țegheș is not only attracting new residents but is also emerging as a strategic opportunity for long-term real estate investments.
